Proceed westwards on the A25 out of Reigate Town Centre over Reigate Heath and past Buckland Church and pond to the roundabout at the foot of Pebble Hill. Turn left into Station Road past the entrance to Knights Garden Centre and the property is a short distance on the right (see site plan overleaf). Parking for viewers is at Mulberry Down next door.


The property is located in the northern part of Betchworth village close to the A25 and a few hundred yards to the south of Betchworth Station. Reigate is about 2½ miles to the east and Dorking approximately 3½ miles to the west. Access onto the M25 at the top of Reigate Hill (junction 8) is about 4 miles by road. The immediate area comprises attractive countryside and the North Downs.


The premises comprise an old single-storey Church Hall of timber frame construction under a tiled roof with entrance doors at either end of the building. The main hall area has timber panelled walls and suspended flooring and the remaining areas have solid flooring. The heating is electric, and we understand that gas could be available to be reconnected if required.

The timber building is in poor condition and of inferior construction so may not be cost effective to refurbish although an appropriate D1 replacement building should be possible subject to planning.

There is surfaced parking for about 12 cars in the forecourt (entrance from the road is currently boarded up) but only the width of a pathway around the building. The level site has road frontage of about 62 ft and maximum site depth of 83 ft. We calculate the site area at about 0.12 acre.

Replacement by a dwelling would not be considered by the council unless no D1 user can be found after a six month period of marketing.
