Proceeding northwards out of Reigate town centre on the one way traffic system into London Road (A217), turn left into Yorke Road.  No. 14 is about 300 yards along the right at the junction with Bassett Drive.  The plot is the rear part of the back garden of No. 14 with road frontage and access gates to Bassett Drive (see plan overleaf).

PLANNING

Outline planning permission was granted on appeal by decision notice dated 6th March 2008 ref: APP/L3625/A/07/2057315 for the erection of a single storey residential unit in accordance with the application and plans dated 23rd July 2007 ref: P/07/01546/OUT submitted to Reigate & Banstead Borough Council. Matters of access, layout and scale, appearance and landscaping were reserved for later consideration.

The new dwelling is to be set into the site with its floor level below that of the existing garden. It is to have a green sedum planted flat roof and the type, timing and maintenance details of planting are to be approved prior to development. The roof area is not to be used as a balcony, sitting out or amenity area.

TENURE

Freehold with vacant possession on completion. The sellers will be responsible for fencing the boundary which separates the plot from the remaining garden, and will impose a covenant that construction of the new dwelling is to be completed within three years of the plot being purchased.
